Medical Villas offers non-renovated/renovated 1 bedroom 1 bath apartments starting at $945. Rent includes trash and parking. Electric, cable, and Wi-Fi will go in resident's name. There is a $35/month fee per tenant for water and sewer.
Our community is off campus housing, located right across from UK Medical Center making it the ideal location for anyone working or studying at UK. We offer off-street parking spaces, a courtyard grilling area, 24/7 access to the newly renovated app-enabled community laundry room, 24 hour emergency maintenance, and onsite professional management.

Location good, noise bad, management eh

Location is great. Directly across from UK hospital
However, because it is across from the hospital, there are sirens and helicopters at all hours of the night. It is not uncommon for me to wake up to these. The walls are also thin and so I can hear my roommates conversations from all parts of the apartment, even when they are talking at a normal voice. There is also a train at the end of the block, and the complex is close to the main road so I hear motorcycles in the middle of the night as... well. The walls to the outside don't block all the sound either. I've been listening to bulldozers for the past few weeks.
I have had a couple issues with management not wanting to honor the lease. My lease states "Either party may terminate this Agreement at the end of the initial term by giving the other party 60 days written notice prior to the end
of the term, but if no notice is given, then the Agreement will be extended on a month-to-month basis on the same terms and conditions contained in this Agreement." However, when I went to go renew, I was told "we don't do month to month at this property". They also aggressively push lease renewals by Dec 31, when most leases aren't up until August. I also am paying more than others in the same units, so do your research before signing.
It's a great location. It has been very convenient for me while I've been in school, but I won't miss it when I leave.

Good apartments for their price.

The location is close to UKY campus, so students won't have any issue getting to classes. Despite being near a major road and the hospital's parking garage, it's not a noisy area, and management makes sure that everyone understands the rules. While the apartments aren't big, they're well proportioned so it's roomier than expected. Utilities are included in the rent, so there's only one fee to pay each month. The app that's used makes it easy to get in touch with management and/or maintenance if... needed. Management is pretty good at notifying residents about changes and upcoming events.
Note: there is a separate pet fee and parking fee each month that's not initially included in the rent.

Fantastic Place to Live

This apartment complex is by far the best place I've lived since I've been in Lexington. Management is always so friendly and helpful. My maintenance requests are dealt with very quickly. Also the apartments themselves have been very well kept, and many have been/are being renovated. Overall, I am very happy I moved into LSA and I highly recommend this location to everyone.
